THIS INDENTURE,made the `.l. — day of April , nineteen hundred and sixty-seven
BETWEEN EVELYN E. ANDREWS, residing at Crossway Apartments,
Cocoa Beach,Florida
partyo£thefirstpargand PERRY DAVID BRADSHAW, JR., residing at 182-25
Wexford Terrace, Jamsica, New York
V� party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being3hodser partly in the Village of Greenport and partly just
outside the Village of Greenport, Town of Southold, Suffolk County and
State of New York bounded and described as follows:-
BEGINNING at a monument set in the Southwesterly side of Bay Road
distant 65.07 feet Southeasterly as measured along the Southwesterly
side of Bay Road from the Corner formed by the intersection of the
Southwesterly side of Bay Road with the Easterly side of Beach Place,
said point also being where the division line between premises herein-
after described and premises now or formerly of Lawton intersects the
Southwesterly side of Bay Roadi
RUNNING THENCE South 54 degrees 33 minutes 50 seconds Bast partly
along the Southwesterly side of Bay Road and paztly along laud now or
formerly of Warner, 97.61 feet to land now or formerly of Clarke;
THENCE South 04 degrees 21 minutes 20 seconds East along said last
mentioned land 244 feet more or less to the mean high water mark of
Greenport Harbor;
THENCE Westerly along the mean high water mark of Greenport Harbor
75 feat more or less to land now or formerly of Lawton;
THENCE North 04 degrees 21 minutes 20 seconds West along said last
mentioned land 295 feet more or less to the point or place of BEGINNING.
TOGETHER with and subject to a right of way agreement over the most
northerly 12 feetof the premises hereby conveyed and the most north-
erly 12 feet of premises of Lawton extending from the Easterly side of
Beach Place, a public street of the Incorporated Village of Greenport
over and across the said 1R emises of Lawton and the premises hereby con

and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any wa whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 otYthe Lien Law,covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and win apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose
The word 'party" shall be construed as if it read "parties" whenever the sense of this indenture an
requires.
