cony t THIS INDENTURE, made the 26th day of November , nineteen hundred and sixty-nine,
!! ' BETWEEN Arthur J. Levine, residing at 302 Chestnut Street, Clinton, Mass.,
S and Leo I. Levine, residing at 205 Bay Avenue, Greenport, N.Y., individually
and as devisees under the last will and testament of Anna Levine, deceased,
party of the first part, and Walter H. Atkinson and Velma R. Atkinson, his wife,
both residing at Peconic, N.Y.,
party of the second part.
�p 0 WITNFSSETH,that the party of the first part,in consideration of Tea Dollars and other valuable cousWeration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
I,
ALL that certain plot, ieee or parcel of land, with the buildings and improvementantrerses situate,
lying and being in the �illage of Greenport, Town o Southold, County of Suffolk and
State of New York, bounded and described as follows: north by land now or
R `!-formerly of Amott; east by Main Street; south by land now or formerly of
Warner, and west by land now or formerly of Peterson. Said premises com-
monly known as 449 Main Street, Greenport, New York.
BEING and intended to be the same premises described as "Parcel Number 4"
in a certain deed recorded in the Sufblk County Clerk's office, liber 2807, of
conveyances, page 270, and the premises of which Anna Levine died seized and
possessed.
SUBJECT to (1) any state of facts an accurate survey might show; (2) covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any; (3) rights pf presei ."tenants,, if any.
The above described premises being also bounded and described as follows:
BEGINNING at the Northeast corner thereof on the Westerly side of Main Street
distant Southerly 164.55 feet from the corner formed by the intersection of
the Southerly side of Center Street and the Westerly side of Main Street said
point or place of beginning being the Southeast corner of land of Amott where
same intersects said Westerly side of Main Street; running thence 'along the
Westerly side of Main Street South 70 01' 40" East 30 ,feet 'to the land of
Warner; thence along said land South 85' 23' 20" West 166.92 feet to land now .. ,
or formerly of Petersen; thence along said land North 60 49' 00" West 29.97 ,feet
to land of Amott; thence along said land North 85' 23' 20" East 166.$1 feet to
theWesterly side of Main Street, the point or place of beginning.
TOGETHER with all right,title and interest,if any, of the pa of the first part of,in ato any struts sed
roads abutting the above-described premises to the center lines th &Mereof; TOGETHER with the conn woes
and all the estate and rights of the party of the first part in and to said premises; TO HAV LF AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or someaas and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part bu not done or suffered anything
whereby the said premises have been encumbered in any way,whatever, except as aforesaid.
AND the party of the first put, in compliance with Section 13 of the Lien Law, eovemusts that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such comW-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will --
the same first to the payment of the cost of the improvement before using any part of the total of the same or
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
