THIS INDENTURE, made the ;g# day of February nineteen hundred and seventy-three
BETWEEN MARY DADURA, as residuary devisee under the Last Will and
Testament of Mary Balabushka, deceased, residing at 422 Kaplan Avenue,
Greenport, Town of Southold, County of Suffolk and State of New York,

party of the first part,and VALROSEAWILSON, residing at 416 West Street,
Greenport, Town of Southold, County of Suffolk and State of New York,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the the Village of Greenport, Town of Southold, County of Suffolk
and State of New York, and being more particularly bounded and described
as follows:
J BEGINNING at a point on the easterly side of Kaplan Avenue distant 202. 50 feet
`\ n ortherly as measured along the easterly side of Kaplan Avenue from the inter-
section of the northerly side of West Street with the easterly side of Kaplan
Avenue said point being also the northwesterly corner of land now or formerly
of Morris;
Running Thence along the easterly side of Kaplan Avenue north 13 degrees 45
minutes 30 seconds east a distance of 49. 11 feet to a point and the southerly
side of land now or formerly of Balabushka;
Thence along last mentioned land South 76 degrees 41 minutes 30 seconds east
a distance of 202. 94 feet to a point and the westerly side of land now or formerly
of Benjamin;
Thence along last mentioned land south 18 degrees 53 minutes 20 seconds east
a distance of 61. 65 feet to a monument set in the northerly side of land now or
formerly of Coen;
Thence along last mentioned land and along land now or formerly of Morris
through a monument north 75 degrees 57 minutes 20 seconds West a distance
of 236. 21 feet to the easterly side of Kaplan Aven ue at the point or place of
beginning.

%z ITOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
