TOGETHER with a right to use in common with others the parcel of beach at the end of the aforementioned right-of-way on Greenport Harbor, of an area 50.00 feet, more or less , along Greenport Harbor by 65.00 feet, more or less, in depth. SUBJECT to the right-of-way and easement of the Village of Greenport for the purpose of laying, relaying, repairing, operating and maintaining water and sewer mains, both supply and "distribution, and appurtenances including domestic services and any future fire hydrants for a distance of 5 feet South of the 15 foot right-of-way adjoining the subject property. TOGETHER with a right to use in common with others, the sewer and water mains running along the 15 foot right-of-way adjoining the subject property to the North, which sewer and water mains have been installed in conformity with the rules and regulations of the Village of Greenport and which sewerand water mains have been dedicated to the Village of Greenport.
