MARTIN, JR. , one WITNESSETH, that whereas letters testamentary were issued tghhe party of the first part by the Surrogate's Court, Suffolk County, New York, on April 19, 1973 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of THIRTY-ONE THOUSAND � ($31,000.00) w r� dollars, paid by the party of the second part, does hereby grant and f release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, '. lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, and bounded and described as follows: BEGINNING at a point on the northerly side of Bay Avenue distant Easterly 621.98 feet from the corner formed by the intersection of the easterly side of Carpenter Street and the northerly side of Bay Avenue; Running thence along land of Higgins North 15 degrees 26 minutes 30 seconds West 133.26 feet to land of Corwin; Thence along Siad land of Corwin North 73 degrees 34 minutes 50 seconds East le 46.18 feet to land of Horton; Thence along said land of Horton North 74 degrees 42 minutes 50 seconds East 1.82 feet to land of Rackett; Thence along said land of Rackett South 15 degrees 26 minutes 30 seconds East 133.80 feet to the northerly side of Bay Avenue; Thence along the northerly side of Bay Avenue South �4 degrees 15 minutes 50 seconds West 48.00 feet to the point or place of beginning.
