Foster, surviving tenant by the entirety, residing at (no street number) Boisseau Avenue, Southold, New York (formerly of parry of coEtrit part, and Daniel J. Sullivan residing at 14 Abrams Place, Lynbrook, New York, party of the second part, WITNESSETH,that the party of the first part,In consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildmge and improvements thereon Greeted, sit vte, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: GJ Beginning at a point on the westerly side of Second Street, 156. 67 feet southerly of the corner formed by the intersection of the southerly side PN �^ of North Street with the westerly side of Second Street, said point being also where the division line between the within lands and the land of Quarty inter- sects the westerly side of Second Street; running thence still along the west- erly side of Second Street, south 6047' east, 50. 21 feet to the land of Saxton; running thence along the northerly side of last said land, south 83°16'20" west, 148 feet to land of Donovan; running thence along the easterly side of the last said land, north 6°47'10" west, 50. 20 feet to land of E. Goldin; running thence along the southerly side of the last said land and along the m southerly side of land of Quarty, north 83°16'10" east, 148 feet to the point or place of beginning. 1 BEING and intended to be the same premises conveyed by Samuel Y. Foster and Rhoda J. Foster, his wife, to George T. Foster (party of the first part herein) and Maud V. Foster, his wife, by deed dated January 31, 1949, recorded February 2, 1949, liber 2919 of conveyances, page 171, in the Suf- folk County Clerk's office, the said Maud V. Foster having died a resident of Suffolk County September 10, 1971. TOGETHER with all right, title and interest,if any, of the party of the first part of, in and to any streets and r'I't rn roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVY AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything awhereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of ►• the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for roany other purpose.
