ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at the Northeasterly corner of the premises hereby con-
veyed on the Northerly line of a right of way hereinafter mentioned
and defined, which line is also the Southerly line of land now or
formerly of Herbert Fordham and at a stake set in said corner, which
stake is distant 260. 50 feet Westerly on a course of North 68 degrees
53 minutes 20 seconds West from a locust post set in the Westerly line
of land now or formerly of Inez Fordham, and
Rynning thence from said point of beginning Westerly along the
said Northerly line of said right of way North 68 degrees 53 minutes
20 seconds West 55 feet to the land now or formerly of Adams;
Running thence Southerly along the Easterly line of said lot of
land now or formerly of Adams on a course South 25 degrees 6 minutes
40 seconds West 124.02 feet to a point in the Southerly line of land
granted by the People of the State of New York to Sandy Beach Associa-
tion of Greenport, N.Y. , Inc . and which grant or patent is recorded in
the Office of the Secretary of State of New York, and also recorded
in the Office of the Clerk of Suffolk County, N.Y. , and which point
is the Southwesterly corner of the premises herein described and the
Southeasterly corner of the land now or formerly of Adams .
Running thence in an Easterly direction and along the Southerly
line of said grant or patent on a course of South 66 degrees 23 min-
utes 10- seconds East a distance of 54.89 feet to a point on said pat-
ent-line, distant 390. 61 feet Westerly measured along the same from
the Southeasterly corner of said grant or patent, and being the South-
erly corner of the lot herein described and the Southwesterly corner
of a lot of land now or formerly of Vivian Schmidt;

Running thence in a Northerly direction and along the Westerly
line of said Schmidt's land and on a course of North 25 degrees 6 min-
utes 40 seconds East 126.42 feet to the Northeasterly corner of the
lot herein described and the Northwesterly corner of said Schmidt 's
lot on the Northerly line of said right of way at the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by William
H. Price and Irving L. Price, Jr. by deed dated 11/8/1967 and
recorded in the Suffolk County Clerk's Office on 11/10/1967, in
Liber 6253 of deeds at page 327, together with all the rights and
privileges therein contained and subject to the easement or right
of way therein set forth.
