THIS INDENTURE, made the 21St day of July nineteen hundred and seventy two

party of the first part, and
NEL Realty and Development Corp. , (no St. #) P. O. Box 438, Main Road,
Mattituck, NY
party of the second part,
WITNESSETH,that the party of the first put,in consideration of Tin Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements tkereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the Northerly side of South Street where same is
intersected by the Easterly line of land now or formerly of the Commissioner
of Welfare, said point being distant 141. 51 feet Easterly, as measured along
the Northerly side of South Street, from the corner formed by its intersection

with the Easterly side of Second street and running
THENCE along the said land of the Commissioner of Welfare North 7 degrees
04' 00" West 71. 97 feet;
THENCE North 85 degrees 44' 50" East 25.0 feet to land of the Village of
Greenport;
Cn THENCE along the last mentioned land South 7 degrees 04' 00" East 71.97 feet
C.- to the Northerly side of South Street; and
THENCE along the Northerly side of South Street South 85 degrees 44' 50"
West 2 5.0 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Eva Goldin
in deed of even date, intended to be recorded simultaneously herewith.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
M the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
d eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
