paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements dmwn erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the Easterly side of Main Street where same is
intersected by the Northerly line of land now or formerly of Winters, said
point being distant 90. 05 feet Northerly as measured along the Easterly
side of Main Street, from the corner formed by its intersection tii th the
Northerly side of Park Street; and running
THENCE North 7 degrees 04' 10" West along the Easterly side of Main
Street 58.0 feet to land now or formerly of Tartaglione;
THENCE along said land now or formerly of Tartaglione North 82 degrees
32' 10" East 93. 67 feet;
THENCE South 7 degrees 23' 40" East 18.11 feet;
THENCE South 82 degrees 36' 20" West 11.0 feet;

THENCE South 82 degrees 36' 20" West along said land now or formerly
of Winters 83.0 feet to the Easterly side of Main Street at the point or
place of BEGINNING.

iv. BEING AND INTENDED TO BE the same premises conveyed from Theodore
'' Goldman by deed dated March 1, 1966 and recorded on Liber 5921 cp 270.
rs� TOGETHER with all right, title and interest,if any,of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
T and all the estate and rights of the party of the first part in and to said premises; TO HA AND TO
Ctrl HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
C)H the party of the second part forever.
=p AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

rr AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to rowlve such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same or
any other purpose.
