paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the village of Cutchogue, in the Town of Southold, County
of Suffolk and State of New York, bounded Westerly by Cutchogue Depot
Lane one hundred and eleven (111) feet; Northerly two hundred and
fourteen and one half (214-1/2) feet by land of Paul Krysztopowicz
one hundred and eleven (111) feet and Southerly by land of Almira
R. Gould two hundred and fourteen and one half (214-1/2) feet,
supposed to contain one half acre.
TOGETHER with all the right, title of the said party of the first
part in and to the fee of Cutchogue Depot Lane adjacent and opposite
to said premises to the middle of said highway or so far as the same
may extend.
SUBJECT to any state of facts that an accurate survey may show.
SUBJECT to covenants , easements , agreements and restrictions of
record, if any.

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
