WITNESSETH, that the party of the first jpn conslration of�dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kuakec at Cutchogue, Town of Southold, County of Suffolk,
and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of Fleet' s Neck Road,
distant 100 feet northerly from the corner formed by the inter-
section of the westerly side of Fleet ' s Neck Road with the
northerly side of Cross Road; running thence South 57 degrees 42
minutes West along land now or formerly of Henry Lauber 175 feet;
thence north 32 degrees 18 minutes West 100 feet; thence north
27 degrees 42 minutes East, along land now or formelry of John J.
Jessup, Jr. , -175 feet to the westerly side of Fleet' s Neck Road;
and thence south 32 degrees 18 minutes East along the westerly
side of Fleet' s Neck Road, 100 feet to the point or place of
BEGINNING.
/ BEING and intended to be the southerly 100 feet of the premises

Dickson by Anna DeLucia by deed dated September 26, 1960 and
000 recorded in the Office of the Clerk of Suffolk County in Liber
lib 0 o 4890, Page 419 of Deed on October 17, 1960.

C BEING the same premises last conveyed by Deed dated October 30,

1964 and recorded in Liber 5646, Page 196 of Conveyances on
November 5, 1964 in the Office of the Clerk of the County of
Suffolk.

/ TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
