of New York, bounded and described as follows: COMMENCING at a stone

109.00 to Greenport, at the southwest corner of the premises about to be
described, and adjoining land now or formerly of Josephine Lenceski,

01.00 running thence North 37° 05 ' West 208. 55 feet 'along land
now or formerly of Josephine Lenceski, to a monument;
LOT: thence running North 580 221 East 113. 57 feet along land now
018.000 or formerly of Charles Haff to a pipe;
thence running South 33° 151 20" East 213. 22 feet along other
land of Wilfred G. Beebe to a pipe set in the northerly side of the
Main Highway;
thence running South 590 541 West along said Main Highway,
a distance of 63. 5 feet to a pipe and
thence still along the northerly side of said Main Highway
South 640 191 West, a distance of 36. 50 feet to land now or formerly
of Josephine Lenceski and a stone, the point or place of beginning,
said courses and distances being as shown on Map of Property of
Wilfred G. Beebe surveyed October 30, 1930, by Otto W. Van Tuyl, Surveyor.
BEING AND_ INTENDED to be the same premises conveyed to
Thomas E. Beebe, party of the first part, by a deed from Sidney Beebe
dated 2-19-88 Recorded 2-19-88 in Liber 10543 cp 407.
This conveyance is made subject to a certain mortgage made by
Thomas E. Beebe to Sidney Beebe and Constance Beebe in the original
amount of $100 , 000. 00 dated 2-19-88 Recorded 2-19-88 in Liber 13835
Page 283.
Together with all right,title and interest,if any,of the party of the first partin and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To HaveAnd To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that th a party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
( of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
