party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Mattituck, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
Beginning at a concrete monument set on the easterly end of Kraus Road and the
intersection of the easterly side of "Camp Mineola Road" and "Reeve Avenue" , which
concrete monument is located 1958.58 feet southerly from New Suffolk Avenue,
which point of beginning is the northwesterly corner of the subject premises;
Running thence along land now or formerly of Peconic Corporation South 86° 47'
40" East 300 feet to a spike set in a tree root;
Running thence South 8° 00' 20" East 98.19 feet to a concrete monument and land
now or formerly of Johanna M. Siegmann;
Running thence North 86° 34' 20" West 288.54 feet to a concrete monument located
on the easterly side of "Camp Mineola Road" and "Reeve Avenue."
Running thence along the easterly side of "Camp Mineola Road" and "Reeve Avenue"
North 140 35' 00" West 100 feet to the point or place of beginning.
Subject to a right-of-way 20 feet in width running along the northerly side of

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
