PECHA residing at 109-04 Lefferts Boulevard, South Ozone Park, New York, and RUDOLPH PECHA, her husband, also residing at 109-04 Lefferts Boulevard, South Ozone Park, New York party of the second part, WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's Court, Queens County, New York, on May 31, 1990 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and inconsideration of $0.00 (Bequest under Article Fourth of Last Will and Testament of SALVINA ZAHRA) dollars, paid by the party of the second part, does hereby grant and .release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Mattituck, Town of Southold, County of Suffolk and State of New York, known and designated as lot No. Four ( 4 ) on Map of the Property of Lida Bartley filed in the County Clerk' s Office e'as No. 770, and bounded and described as follows : a' •• SOUTH, if front fifty ( 50 ) feet by a road; WESTERLY, on one side SaJ 1 0. 3 feet by lot No. three ( 3 ) ; NORTHERLY, in the rear, fifty ( 50 ) net by the land now or formerly of Geo.
