BETWEEN PHOEBE HASKELL KLIPP, formerly known as PHOEBE S. HASKELL,
residing at 168 Sterling Street, Village of Greenport, Town of Southold, County of
Suffolk and State of New York,
party of the first part, and THOMAS A. ISELE and EILEEN ISELE, his wife, both
residing at 585 Liberty Avenue, Williston Park, County of Nassau and State of
New York,

t r WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
T or successors and assigns of the party of the second part forever,
`t ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
x lying and being in the Village of Greenport in the Town of Southold, County of Suffolk

BEGINNING at a point on the northerly side of Sterling Street distant
v 354 feet more or less from the intersection of the northerly side of Sterling

Street and the easterly side of Main Street; running thence North 20 degrees 40
minutes 50 seconds East along the easterly side of land of T. A, & E. Isele
216. 10 feet to Sterling Creek; thence easterly on a tie line course South 63
degrees 13 minutes 10 seconds East along Sterling Creek 47. 50 feet to the
westerly side of land of Case Estate; thence South 20 degrees 10 minutes 30
seconds West along westerly side of Case Estate 215. 07 feet to the northerly
side of Sterling Street; thence North 64 degrees 45 minutes 10 seconds West
along the northerly side of Sterling St. 49. 30 feet to the point or place of BEGINNING
BEING AND INTFNDED to be the same premises as those conveyed
to the party of the first part herein by deed recorded in Liber 1250
cp 57 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
BOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the-party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
