certain map entitled "Map of Sterling.Manor, Greenport, Property of John $
A. Monsell" and filed in the Office of the Clerk of the County of Suffolk on
June 18, 1873 as Map No. 53, said Lots and part of Lots when taken together
are more particularly bounded and described as follows;
BEGINNING at a point on the northerly side of Monsell Place
distant 16'5. 00 feet westerly when measured along the northerly side of Monsell
Place frothe corner formed by the intersection of the northerly side of
Monsell Place with the westerly side of Atlantic Avenue;
RUNNING THENCE South 72 degrees 26 minutes 20 seconds West
along the northerly side.of Monsell Place 91. 48 feet to the easterly line of Lot No. 47
on the above map;
THENCE North 17 degrees 32 minutes 50 seconds West along the la
mentioned line and the easterly line of Lot No. 30 on the above 'map 199. 39
feet to the southerly side of Bridge Street;
THENCE North 73 degrees 47 minutes 00 seconds East along the
southerly side of Bridge Street 91 . 60 feet;

page 317 on September 2, 1920 in the office of the Clerk of Suffolk County, and
by deed of Stanley S. Corwin to Anna M. Bumble dated March 10, 1951, recorded
March 13, 1951 in Liber 3192 of conveyances at page 343 in the office oP`the Clerk
