Hallock, residing at 65255 North Road, Greenport, New cony tax York, formerly residing at 233 Third Street, Greenport, New York, $26. 40 party of the first part, and Gregory Hallock and Christie Hallock, his wife, both residing at 233 Third Street, Greenport, New York, 6 �ro 'H y party of the second part, WITNESSETH, that the party of the firstpart,in consideration of Ten Dollars and other valuable consideration 'o paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: Beginning at a monument set on the westerly side of Third Street at the northeast corner of the premises herein described, which point of beginning is distant 42. 00 feet southerly from a corner intersection of the southerly side of South Street with the westerly side of Third Street; running thence along the westerly side of Third Street, south 6050' east, 40. 53 feet to the northeast corner of land of Carlozzi; running thence along the northerly line of said land. of Carlozzi, south 86°37' west, 102. 98 feet to the land of Bunce; running thence along the easterly line of land now or formerly of Bunce, north 3°23' west, 41. 31 feet to the land now or formerly of Quinton; running thence along the southerly line of land now or formerly of Quinton, north 87°06110" east, 100. 55 feet to the point or place of beginning. BEING and intended to be the same premises conveyed to the party of the first part by deed nu de by Marian E. llallock, a/k/a Marion E. Hallock, dated July 26, 1972, recorded July 28, 1972, liber 7207 of conveyances, page 449, in the Suffolk County Clerk's office. SUBJECT to (1) any state of facts an accurate survey might show; (2) covenants, restrictions, easements, agreements, reservations, and zoning regulations of record, if any, and (3) boundary line agreement dated February 21, 1962, recorded February 28, 1962, in liber 5132 at page 46, in said County Clerk's office. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVY AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
