This Indenture,made the 3G e h day olSeptember ,nineteen hundred and Seventy-two,
Between Walter H. Atkinson and Velma R. Atkinson, his wife, both residing
at 449 Main Street, Greenport, NY,
party of the first part,and Paul J. Heffer n an
residing at (no street number) Island View Lane, Greenport, NY,
party of the second part,
Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
] All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and
1 beinginthe Village of Greenport, Town of Southold, County of Suffolk, and State of
New York, bounded and described as follows:
Beginning at the northeast corner thereof on the westerly side of Main Street
distant southerly 164. 55 feet from the corner formed by the intersection of the
southerly side of Center Street and the westerly side of Main Street, said point
j or place of beginning being the southeast corner of land of Amott where same
intersects said westerly side of Main Street; running thence along the westerly
side of Main Street, south 7°01 '40" east, 30 feet to the land of Warner; thence
v along said land, south 85°23'20" west, 166. 92 feet to land now or formerly of
Petersen; thence along said land, north 6°49'00" west, 29. 97 feet to land of Arnott;
thence along said land, north 85°23'20" east, 166. 91 feet to the westerly side of
Main Street, the point or place of beginning. Commonly known as 449 Main Street.
Being and intended to be the same premises conveyed to the party of the first part
by deed made by Arthur J. Levine and Leo I. Levine dated November 26, 1969,
recorded December 23, 1969, in the Suffolk county clerk's office.
Subject to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
