SCHWEITZER, presently residing at 141 Linden Avenue, Lynbrook, New York, party of the first part, and ROBERT A. HUNTER and GRACE M. HUNTER, his wife, presently residing at Main Road, Southold, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, C14 situate, lying and being in the Village of Greenport, Town of Southold, County 4 of Suffolk and State of New York, being more particularly bounded and described as follows : i � , BEGINNING at a point on the westerly side of Fourth Street at the southeasterly corner of the premises about to be described distant 200.21 feet northerly as measured along the easterly side of Fourth Street from the northerly side of Clark Street; running thence from said point or place of beginning, along land now or formerly of Price, formerly Cliffor Crafts, North 820 40' 50" West 166.09 feet to land now or formerly of Hulme and Smith, formerly R. Berton Maynard; running thence along said last mentioned land, North p° 1? ' 50" East, 50.06 feet to land now or formerly of Goldsmith, formerly of Charles Woolley; running thence along said last mentioned land, South 820 40' 50" East 166.08 feet to the easterly side of Fourth Street; running thence along the easterly side of Fourth Street, South 7e 17 ' 30" West 50.06 feet to the point or place of BEGINNING. It being the intention of the grantor to convey the same premises conveyed to the grantor herein by deed dated December 27, 1960, recorded in Suffolk County Clerk's office in L4944 page 425 of deeds. Subject to any state of facts an accurate survey might show. Subject to building and zoning ordinances of the Town of Southold. Subject to covenants , easements, restrictions and agreements of record, if any. TOGETHER with all right, title and Interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; r n TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs C or successors and assigns of the party of the second part forever.
