WITNESSETH, that the party of the first part,to whom letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on August 17, 1989 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of partial
distribution of estate pursuant to paragraph THIRD of Last Will And
Testament of GEORGE C. BIRD, deceased gob"SK

release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the hamlet of Mattituck, Town of Southold, County of Suffolk, State of
New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of a 20 foot right of way leading easterly
from Marratooka Road distant 450 feet easterly from the easterly side of said Marra—
tooka Road, when measured along the southerly side of said 20 foot right of way;
running thence North 80 05' 20" East 10.11 feet to the centerline of said right of
way; running thence along the center line of said right of way South 730 28' 501, East
99.48 feet; running thence South 50 11' 00" West and across a dredged canal 273.05
feet to the land now or formerly of J. Audion; running thence along the land now or
formerly of J. Audion, being the center line of a gutter, North 550 47' 10" West 125
{ I feet; running thence North 8n 05' 20" East 222.12 feet to the southerly side of said
h 20 foot right of way, the point or place of BEGINNING.
TOGETHER with a right of way over said 20 foot right of way from the northeasterly
corner of the premises westerly about 550 feet to Marratooka Road, also with a right
of way over said 20 foot right of way from said northeasterly corner of the premises
