44 I WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
•� part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

County and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Carpenter Street distant
44. 50 feet northerly as measured along the easterly side of Carpenter Street
from the corner formed by the intersection of the northerly side of Ludlam
Place with the easterly side of Carpenter Street; running thence North 6
degrees 55 minutes 10 seconds West along the easterly side of Carpenter
Street a distance of 37. 65 feet to a point and land now or formerly of N.E. L.
G' Realty & Development Corp. ; running thence along last mentioned land North
82 degrees 36 minutes 50 seconds East 101. 77 feet to a point and land now
or formerly of Damalas and Moraitis; running thence along last mentioned
land the following two courses and distances:
(1) South 14 degrees 39 minutes 50 seconds East a distance of 27. 14
feet to a point;
(2) South 76 degrees 49 minutes 10 seconds West a distance of 106. 04
feet to the easterly side of Carpenter Street at the point or pla:e of BEGINNING.
The grantor herein is the same person as the grantee in deed dated
December 12, 1973 and recorded in the Suffolk County Clerk's Office on
December 20, 1973 in Liber 7555 of deeds at page 455.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigne of
the party of the second part forever.

AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such oonsid-
eration as a trust fund to be applied first for the purpose of paying the cost of.the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this uidenture so requires
