described, at a point on the easterly side of Carpenter Street where it
is ;intersected by the southerly line of land formerly of the Eastern
Shipyard Company, now of The Greenport Basin and Construction Company,
which point is distant 122 feet southerly from land formerly of George B
Corwin; running thence easterly along land formerly of Eastern Shipyard
Company, now of The Greenport Basin and Construction Company, said line
being parallel with and distant 122 feet southerly from the southerly
line of land formerly of George H. Corwin, to the high water line of a
Peconic Bay; thence running southerly, southwesterly and westerly along
the .high water line of Peconic Bay to the southeasterly corner of land
formerly of Samuel P. Hedges , thence running northerly nine feet, more
or less , along premises formerly of Samuel P. Hedges and premises con-
veyed by The Greenport Basin and Construction Company to George B.
Preston by deed dated December 7 , 1936 ; thence running westerly forty-tw,
(42) feet, more or less, along said premises conveyed by The Greenport
Basin and Construction Company to George B. Preston; thence running
northerly along lands now or formerly of Hedges , Wells , Tuthill and
others 179 and 93/100ths feet more or less to land formerly of Manuel
Claudio; thence running easterly along said land formerly of Manuel
Claudio 41 feet 3 inches to an angle in said land; thence running
northerly along the easterly line of said land formerly of Manuel Claudic

formerly of Henry B. Merrill. Said parcel of land being about sixty-one
(61) feet front and rear and about forty feet deep .

part of, in and to such portion of East Front Street as adjoins said
premises ;
PARCEL III : ALL THAT CERTAIN PIECE. OR PARCEL OF LAND with the build-
ings and improvements thereon, situate in the Village and Town of Green-
1port, Town of Southold and State of New York, bounded and described as
follows :
BEGINNING at the northeast corner of land formerly of Empire Council
Club of Greenport, at a point 40 feet southerly from the south line of
East Front Street, and adjoining other land of The Greenport Basin and
Construction Company, thence along said other land of The Greenport
Basin and Construction Company South 7° , 1 ' ,40" E. 24 feet; thence along
other land of The Greenport Basin and Construction Company South 83° 6 '
20" West 34 and 89/100ths feet to a point 7 feet easterly from the east
end of the building of Empire Council Club of Greenport, N.Y. , and then(
north 6027 '30" W. 24 feet to other land of The Greenport Basin and Con-
struction Company, formerly of Augustine Corwin; and thence along said
other land of The Greenport Basin and Construction Company, formerly of
Augustine Corwin, N.8306 ' 20" E. 34 and 65/100ths feet to the point of
beginning.
r PARCEL IV: ALL THAT PARCEL OF LAND now or formerly under the waters of
Greenport Harbor, in the Village of Greenport, County of Suffolk and
State of New York, bounded and described as follows :

BEGINNING at the point of intersection of the boundary line between
the property of The Greenport Basin and Construction Company and the
property formerly owned by Greenport Shipyard, Inc . (now owned by The
i Greenport Basin and Construction Company) with the high water line of
Greenport Harbor, said point being North sixty-seven degrees , forty-
seven minutes , ten seconds East, five hundred thirty-nine and eighteen
one-hundredths feet from the U.S . Engineers ' monument at the north-
westerly corner of Front and Main Streets ; thence into the waters of
° Greenport Harbor South seventy-one degrees , thirty-eight minutes East,
thirty-five and one tenth feet; thence South thirty-nine minutes East,
seventy-one and seventy-four one-hundredths feet; thence South forty-
'four degrees , thirty-two minutes East, thirty-four and forty-four one-
hundredths feet ; thence South seventy-three degrees , twenty-six minutes

one hundred twenty-four feet to the point of beginning; containing
seventy-five thousand six hundred sixty square feet, more or less .
TOGETHER with the right, title and interest, if any, of the party of
" the first part in and to the structures standing in or extending into
the waters of Peconic Bay in fronE of and adjoining the premises herei

The said premises hereinbefore described are conveyed subject to an
unrestricted right of way and use hereby reserved by the party of the
' first part for the benefit of the premises now owned by it and Parti-
cularly described in deed dated January 19 , 1942 [SEE RIDER ATTACHED]

from GREENPORT SHIPYARD, INC. to THE GREENPORT BASIN AND CONSTRUCTION
COMPANY, recorded in Suffolk County Clerk's office in Liber 2210 of deeds
at page 10, and in deed dated I'ebruary 3 , 1942. from LILLIAN REEVES BROWN
to, THE ,GREENPORT BASIN AND CONSTRUCTION COMPANY, recorded in Suffolk
County Clerk's office June 5 , 1942 in Liber 2235 of deeds at page 575,
over, and through the waters adjacent to the North of the aforesaid Parcel
IV, and the right of way in favor of said premises to maintain and use
the tank lighter and launching ways in their present location, it being
agreed that the said waters adjacent to the North of aforesaid Parcel IV
shall, be cleared for use of said premises described in Liber 2210 of deed
page 10, and in Liber 2235 of deeds , page 575 , when requested.
TOGETHER with an unrestricted right of way and use in favor of premises
hereinbefore described as Parcel IV over and through the waters adjacent
on the. North of premises described as Parcel IV, it being agreed that the
said waters adjacent to the North of said Parcel IV shall be cleared for
use of said premises described as Parcel IV, when requested.
No right, title or interest of the party of the first part in and to
Premises described in Liber 2235 of Deeds ,page 575 , Liber 2210 of deeds ,
page 10, and Liber 2348 of Deeds , page 266, are intended to be included
in this ;grant, with the exception of the foregoing right of way and use.
The,premises aforesaid are conveyed subject to all existing rights of
COLONIAL BEACON OIL COMPANY, INCORPORATED, its successors and assigns ,
under and by virtue of the certain agreement of lease dated February 11,
1937, made by THE GREENPORT BASIN AND CONSTRUCTION COMPANY as Lessor and
said COLONIAL BEACON OIL COMPANY, INCORPORATED as Lessee,'recorded in
Suffolk County Clerk's office February 23, 1937 in Liber 1908 of deeds •
at page 403 .
