WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements the eo a ested situat
lying and being imp at Greenport, Town of Southold, County ort S�u>�tolk aned
State of New York, bounded and described as follows;
BEGINNING at a point on the westerly side of Second Street, distant
151. 32 feet southerly from the corner formed by the intersection of
the southerly side of Webb Street with the westerly side of Second
Street, said point being also the section of land now or formerly
of Worthen;
Running thence along the westerly side of Second Street South 6 de-
grees 47 minutes 00 seconds East 50.15 feet to land now or formerly
of Richardson;
Thence along said land South 83 degrees 19 minutes 40 seconds West
151.13 feet to land now or formerly of McMann;
Thence along said land and land now or formerly-of LeBad, North 6
degrees 48 minutes 10 seconds West 50.15 feet to land now or form-
erly of Worthen and thence along said land North 83 degrees 19 minutes
40 seconds East 151.16 feet to the westerly side of Second Street at
the point or place of BEGINNING.
BEING AND INTENDED TO BE, the same premises conveyed to the party of
the first part by Louis Pugliese and Lucille Pugliese by deed dated
December 11, 1973 recorded at the Suffolk County Clerk' s Office on
December 12, 1973.
SUBJECT TO a $10,900. 00 purchase money mortgage .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the rtof the first rt covenants that the art of the first

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
