THIS INDENTURE, made the 28th day of January nineteen hundred and seventy-one,

BETWEEN John Fielding Burns andXk itex'A'$u rs,--,r. , residing at 3015 North
Edison Street, Arlington, Virginia, and 49-2 North Rock Spring Road, Arlington,
Virginia, respectively,
party of the first part, and Frank S. Coyle and Ruth Coyle, his wife, both residing at
645 Champlin Place, Greenport, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir
or successor and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvesments thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the west side of Main Street, 99.20 feet northerly

fromtbe corner formed by the intersection of the northerly side of North Street
and the westerly side of Main Street, said point being also the point where the
dividing linebetween lands of Claudio and the within lands. intersects the west-
erly side of Main Street, and from that point running thence along the last
said dividing line, south 84°22'10” west, 165. 35 feet to lands of Horton; running
thence north, 6°49'40" west, 50 feet to lands of Coyle; running thence along the
last said lands, north 84°22' east, 165. 34 feet to the westerly side of Main
Street; running thence along the westerly side of Main Street, south 6°50'50"
v east, 50%feet to the beginning point.
BEING and intended to be the same premises conveyed by Walter W. Burns
to Walter W. Burns and Marguerite Fielding Burns by deed dated August 24,
1950, recorded August 25, 1950, in the Suffolk county clerk's office, liber
3117 of conveyances, page 531, and subsequently conveyed by the said Marguerite
Fielding Burns, also known as Marguerite F. Burns (surviving tenant by the
entirety) to the party of the first part by deed dated December 15, 1970, re-
corded December 22, 1970, in said County Clerk's office, liber 6859 of con-
veyances, page 67.
SUBJECT to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtedances
and all the estate and rights of the party of the first part in and to said premises; TO HAVK AND TO
HOLD the premises herein granted unto the party of the second part, the heir or successors and assigns of
the party of the second part forever.
AND the parry of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the par$yof
the first part will receive the consideration for this conveyance and will hold the right to receive an& consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement gnd wili ttppiy
the same first to the payment of the cost of the improvement before using any part of the total o the same or
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
