This Indenture, made the 2nd day of May nineteen hundred and ninety-one
Between WILLIAM M. MARKEL and BERNICE MARKEL, his wife, both residing
at 950 Lupton' s Point, Mattituck, NY 11952 ,
party of the first part, and WILLIAM M. MARKEL and BERNICE MARKEL, residing
at 950 Lupton' s Point, Mattituck, NY 11952 , AS EQUAL TENANTS IN
COMMON WITH NO RIGHT OF SURVIVORSHIP,

Witnesseth,that the party of the first part,inconsideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors

I / All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold, at Lupton I s Point in Mattituck, County
of Suffolk, and State of New York, bounded and described as follows:
COMMENCING at a concrete monument set in the southerly side
of the private road running from Marratooka Lane to Deep Hole
iTrPw Creek, which said concrete monument marks the northwesterly corner
YeA sa° of the premises about to be described and is distant 918 . 07 feet
southeasterly from the intersection of the southerly side of said
right of way and the easterly side of Marratooka Lane;
Dis. RUNNING THENCE along the southerly side of said right of way
100 North 790 45 ' 10" East, a distance of 100 feet;
THENCE South 100 14 ' 50" East, a distance of 174 feet to the
Sec. highwater line of Deep Hole Creek;

Creek South 760 19 ' 10" West, a distance of 100. 18 feet;
Blk. THENCE North 100 14 ' 50" West, a distance of 180 feet to the
tal. CO southerly side of said right of way at the point or place of BEGINNING.
TOGETHER with the right of way over the 20 foot wide Private
Lot Road to and from the rear of the premises hereby conveyed to Marratooka
DIJf•� Lane, and to and from Deep Hole Creek at the end of said 20 foot
l private road where ti adjoins Deep Hole Creek on the easterly end
of Lupton Point.
TOGETHER with all the right, title and interest of the parties
of the first part in and to the waters of Deep Hole Creek, which
is also known as Gardiners Creek and Willes Creek, immediately bounding
said premises on the South.
i BEING AND INTENDED TO BE the same premises conveyed to the
Grantor herein by Deed dated 1/26/53 recorded in the Suffolk County
Clerk' s Office on 3/24/53 in Liber 3490 cp 584.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of thefirst part has not done orsuffered anything wherebythe
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration forthis conveyance and will hold the rightto receive such consideration as a trust fund
1 to be applied first-for the purpose of paying the cost of the improvement and will apply the same first to the payment
IV)1 of the cost of the improvement before using any part of the total of the same for any other purpose.
