party of the first part, and Delaware Atkins, Jr. , and Laura E. Atkins ,
his wife, both residing at 537 Third Street, Greenport, NY,

2 WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
X paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, Suffolk County, New
York, bounded and described as follows:
Beginning at a point on the southerly side of Webb Street distant 118. 25 feet
westerly from the intersection of the southerly side of Webb Street with the
westerly side of Second Street; running thence south 6°48110" east, 100. 66
feet along land of Truskoloski to land of Worthen; running thence along said
land of Worthen, south 83°19140" west, 33 feet to a monument marking the
division line between said land of Worthen, land of Bennett; running thence
along land of Bennett, south 83°06140" west, 25 feet to land of Corwin;
i running thence along land of Corwin, north 6°48110" west, 50. 25 feet to land
r of Bahr; running thence along land of Bahr, the following two courses and
distances: (1) north 83°05140" east, 25 feet; (2) north 6°48110" west, 50. 25
feet to the southerly side of Webb Street; running thence along the southerly
side of Webb Street, north 83004130" east, 33 feet to the point or place of
beginning.
BEING and intended to be the same premises conveyed to the party of the
t Q, first part by deed made by Mary Butcher dated July 25, 1972, recorded in
CD the Suffolk County Clerk's office September 6, 1972, liber 7234 of conveyances,
page 198.

SUBJECT to any state of facts an accurate survey might show, and to
covenants, restrictions, easements, agreements, reservations, and zoning
regulations of record, if any.
(, TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
\ 1 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
