THIS INDENTURE, made the 22nd day of February nineteen hundred and seventy-three BETWEEN ROY L. PARSELL, presently residing at 609 Summer Hill Road, Madison, Connecticut party of the first part, and WILLIAM D. ALLEN and JULIA GAINES ALLEN, his wife, presently residing at 621 2nd Street, Greenport, New York O party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs ey or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the incorporated Village of Greenport, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: f� BEGINNING at a point on the westerly side of Second Street, distant northerly l 250. 78 feet from its intersection with the northerly side of Broad Street, as measured along the said westerly side of Second Street said point of beginning, being where the division line between the premises herein to be described i and land now formerly of William D. & Julia G. Allen, intersects the westerly side of Second Street, and from said point of beginning; •`� RUNNING THENCE South 84°00'40" West along said division line, a distance r• of 150. 90 feet to land now or formerly of Clinton Memorial A. M. E. SUBJECT to any state of facts an accurate survey might show and to covenants, restrictions, easements, agreements, reservations and zoning regulations of record, if any. BEING AND INTENDED TO BE the same premises conveyed by William Lange, et ano, to Marion G. Richardson by deed dated February 1, 1945 and recorded February 13, 1945 in the office of the Clerk of the County of Suffolk in Liber 2423 of deeds at page 19, and the premises of which t, e said Mar}'o�n G.. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND.the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive each consid- eration as a trust fund to be applied first for the purpose of paying the coat of the improvement and will apyly the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
