TURNER, his wife, both t _ ' residing at ( no #) Soundview Avenue, Southold, New York, �I party of the second part, Witnesseth that the pa ! it party of the first rt, in consideration of Ten Dollars and other valuable consideration paid by fl iI the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of No York, bounded and described as follows: BEGINNING at a point on the northerly side of Front Street, distant 159;;:1' feet westerly as measured along the northerly side of Front Street, from the corner formed by the intersection of the northerly side of Front Street with the westerly siders Third Street, said point of beginning also being where the westerly side of land now o formerly of Schiavoni intersects the northerly side of Front Street; running thence south 84° 33' 30" west along the northerly side of Front Street 47.00 feet to land now or formerly of Gierak; thence north 5° 12' 40" west along said last mentioned land 175.20 } feet to land now or formerly of Arnold; thence north 84° 12' east along said last a mentioned land 44. 36 feet to land of East End Supply Inc.; thence south 60 04" 30" east along said last mentioned land and also along land of Schiavoni 175. 50 feet to the northerly side of Front Street, point or place of BEGINNING. SUBJECT to any state of facts an accurate survey might show, providing same does not render title unmarketable, and to covenants, restrictions, easements, agreements, reservations, and zoning regulations of record, if any, providing same Ido' not prohibit present structures and use. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. And the party of the first part, in compliance with Section 13 of the Lien taw, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay- ment of the cost of the improvement before using any part of the total of the same for any other purpose. The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
