WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

BEGINNING at the intersection of the southerly side of Ludlam Place and the
easterly side of Carpenter Street;
RUNNING thence along the southerly side of Ludlam Place north 75 degrees 44
minutes 30 seconds east 113.24 feet to land now or formerly of Samuel Webb
and now or formerly of Hubbard;

THENCE along said land south ,82 degrees 15 minutes 10 seconds west 114.53 feet

THENCE along the easterly side of Carpenter Street north 6 degrees 55 minutes
10 seconds west 42.00 feet to the point or place of BEGINNING.
BEING the same property acquired by the party of the first part by deed dated
the 12th day of August, 1976 and recorded on the 16th day of September, 1976,
in the Office of the Clerk'of the County of Suffolk, Liber 8105, page 456,
subject to a mortgage dated the 20th day of August, 1976 frau Ellen Jane
Morgan to Nathan Goldin, Louis Goldin and Joyce Shapiro and recorded on the
third day of September, 1976, in the Office of the Clerk of the Canty of
Suffolk, Liber 7701, page 17.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will rec•cive the consideration for this conveyance and will hold the right to receive such consid-
cration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the lct)nunt of the cost of the improvement before using any part of the total of the same for
any other purpose.-
