WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

3 . ALL that certain plot, piece or parcel of land, with the buildings and improvements thcreas erected, situate,
� lying and being in the Incorporated Village of Greenport, Town of Southold,
i County of Suffolk and State of New York, bounded and described
as fellows :
BEGINNING at a point on the northerly side of. Center Street,
where same is intersected by the westerly line of land now or
formerly of Bahr (formerly of Mrs. John Kime) said point being
distant 67. 70 feet westerly as measured along the northerly side
of Center Street, from the corner formed by its intersection with
the westerly side of Second Street and running THENCE South 83
degrees 16 minutes 40 seconds West along the northerly side of
Center Street 84. 32 feet; thence along land now or formerly of
Goldin (formerly of Sarah L. Payne) North 6 degrees 09 minutes 00
seconds West 55.23 feet; THENCE along land now or formerly of Hodges
North 83 degrees 16 minutes 40 seconds East 84. 27 ' feet; and
THENCE along the aforesaid land of Bahr South 6 degrees 13
minutes 00 seconds East 5.5.23 feet to the northerly side of
Center Street at the point or place of BEGINNING.

and all the estate and rights of the party of the first part in and to said p , TO HAVE-AND TO
HOLD the premises herein granted unto the party of the second put, the heirs or successors and aaigos of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Ucn Law, eoveaunts that the party of
the first part will receive the consideration for this conveyance and will hold the right to raeelve such cooaid-
erstion as a trust fund to be applied first for the purpose of paying the cost of the improvement sad will sppty
