WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
Ca or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being bcdK at Greenport, Town of Southold, Suffolk County, New
York, known and designated as Lot Number Forty-One (41) on a certain
map entitled, Subdivision Map, part of the Estate of Thomas F. Price,,
Sr. , which map is made by Otto W. Van Tuyl, dated November 29, 1927.
\`1\ and filed in the Office of the Clerk of the County of Suffolk under
theMap No. 851, which lot is bounded as follows: BEGINNING at the
corner formed by the intersection of the northerly side of Maple
Street and the westerly side of Sixth Avenue; running thence North
75 degrees 13 minutes 20 seconds West, along the northerly side of
Maple Street, 150 feet; thence North 14 degrees 46 minutes 40 seconds
East, 50 feet; thence South 75 degrees 13 minutes 20 seconds East 150
feet to the westerly side of Sixth Avenue; thence South 14 degrees
46 minutes 40 seconds West, along the westerly side of Sixth Avenue '
50 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of ;a
the first part by deed dated November 15, 1973, recorded November
16, 1973 in the Suffolk County Clerk' s Office in Liber 7531 of
Deeds at page 256.
Subject to mortgage in the principal sum of $21,000.00 made to
Farmers Home Administration, United States Department of Agriculture,
dated September 19, 1973 recorded September 19, 1973 in the Suffolk
County Clerk' s Office in liber 6863 page 467.
TOGETFIER with all right, title and inieres,, if any, of the party of the first part in and to any streets and
roads abutting the above described pn:niises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of die second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenantsthk the party of the first part has not done or suffered anything
whereby the said premises have Leen encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the satin for
any other purpose.
The word "party” shall be construed as if it read "parties" whenever the sense of this indenture so requires
