WITNESSETH, that the party of the first.part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
'\ ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
V lying and being in the Village of Greenport, Town of Southold, County of Suffolk

BEGINNING at a point in the easterly side bf'Fifth Street, distant
74.46 feet northerly from Wiggins Street as measured along the easterly
side of Fifth Street; thence north 6 degrees 54' 20" east, along the
easterly side of Fifth Street, 53 .08 feet to land of DiBenedetto, for-
merly of Charles Besch; thence south 83 degrees 14'00" east, along said
land, 165.90 feet to land of Monsell, formerly of Winegal; thence south
6 degrees 51140" West, along said lands of Monsell and DeLuca, formerly
of Winegal and Costello, 52.66 feet to lands of the Commissioner of
Public Welfare, formerly of Harry Howard, deceased; thence north 83 der,
grees 22 '40" west, along said land, 165.93 feet to the easterly side of.
Fifth Street, at the point or place of BEGINNING.
THIS CONVEYANCE is subject to a mortgage, dated 8/5/74, made by the
grantors herein to Eva Goldin, in the principal sum of $15,000.00, and
recorded 8/20/74 in Liber 7149 mp. 296 in the office of the Suffolk Count;
Clerk, thereafter assigned by the mortgagee to Nathan Goldin on 6/25/^15
(recorded 6/26/75 in Liber 7365 mp. 53) , and on which said mortgage
there is now due and owing a principal balance of $13,830.91, more or
less, with interest thereon at the rate of eight and one-half (8106) per-
cent per annum, and the party of the second part assumes the obligation
of such lien and covenants to pay such mortgage debt with interest
thereon as part of the consideration for this conveyance.
BEING and intended to be the same premises conveyed by Kenneth T.
Grathwohl to the grantors herein by deed, dated August lst, 1974,
recorded August 20, 1974 in the Suffolk County Clerk's office in
Liber 7698 cp. 57.
SAID premises being known and designated as No. 506 Fifth Street,
Greenport, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises hereingranted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and.will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
