004.00 WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
Block paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
002 ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport , Town of Southold, County
Lot : of Suffolk , and state of New York and described as:
BEGINNING at a point on the westerly line of Second Street and
p/o 21 the Northerly line of Center Street and
all of 24 Thence along the northerly line of Center Street , South 83
degrees 16 minutes 40 seconds West, a distance of 67.70 feet ;
Thence along the lands now or formerly of Millicent Byrne,
North 6 degrees 13 minutes West , 55. 23 feet;
Thence South 83 degrees 16 minutes 40 seconds West, along lands
of Millicent Byrne, 51 .16 feet ;
Thence North 05 degrees 58 minutes 05 seconds West, along land
now or formerly of Hodges , 50.22 feet to the lands now or
formerly of Benjamin J. Smith;
Thence north 83 degrees 16 minutes 40 seconds East , 117.6 feet
along said last mentioned land to the Westerly line of Second street ;
Thence South 6 degrees 47 minutes East , 105.44 feet along the
westerly side of Second Street to the point or place of BEGINNING .
This property is to be improved by a one family dwelling and
may not be conveyed for a period of three (3 ) years from the
date of the issuance of a certificate of occupancy for a one
family dwelling unless prior written approval is f i rst obtained
from the the grantor herein, The Village of Greenport Housing_

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Cn AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
