Coen, on the south by land of Manuel Corazzini and on the west by Kaplan Avenue; said parcel being 50 feet in width in the front (Kaplan Avenue) and in the rear (along land of `5 a Coen) on the east. \ I' if SUBJECT to any state of facts an accurate survey might show and to covenants, restrictions, easements, agreements, reservations and zoning regulations of record, if any. SUBJECT to a right of way over an 8-foot strip along the southerly line of these premises from the land of Coen to the easterly side of Kaplan Avenue for ingress and egress over said portion of the premises with an outlet to said Kaplan Avenue at its east side, which right of way may be used by the party of the second part and the said Coen, their heirs and assigns, for the pvrpo;se of ingress and egress to and from said premises on the east. BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed of Oscar Goldin dated January 16, 1973 and recorded in the Suffolk County Clerk's office in Liber 7329 at page 85 on January 23, 1973. SUBJECT to any mortgages of record. i �f I .j TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
