County of Suffolk and State of New York, bounded and described as `
follows :
BEGINNING at a point on the Northerly side of Central Avenue distant
667. 21 feet Easterly as measured along the Northerly side of Central
Avenue, from the corner formed by its intersection with the Easterly
side of Carpenter Street; ,and running THENCE along land now or formerly
of Bowden North 14 degrees 3311011 West 115.80 feet to land now or
formerly of McGunnigle ; THENCE along land of McGunnigle North 73
degrees 44130t1 East 35.80 feet to the Westerly side of a 10 foot
wide right of way, over land now or formerly of Tisdale; THENCE
along said right of way South 15 degrees 0711 3011 East 117.05 feet to
the Northerly side of Central Avenue; and THENCE "along the Northerly
side of Central Avenue South 75 degrees 441 2011 West 36.97 feet to
the point or place of BEGINNING.
BEING and intended to be the same premises conveyed to the Seller herein
by deed dated July 21, 1972 and recorded in the Suffolk County Clerk's
office in Liber 7208, page 82 on July 28, 1972.
SAID premises being more commonly known and designated as 124 Central
Avenue, Greenport, New York.
SUBJECT to a first mortgage held by Oscar Goldin with a principal
balance of approximately $4, 681. 23 which mortgage and interest to accrue
thereon the party of the second part hereby agrees to assume and pay.
THIS conveyance is made in the regular course of business actually
conducted by the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying ttte cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
