consideration paid by the party of the second part, does hereby grunt and release unto the part), of

Subdivision Plan prepared for Jumes W. Dawson" and filed on October 16, 1985, as number
7987 in Ihe Oftiee of the County Clerk of Suffolk county and being more panieularly bounded
and described ns follows:
BEGINNING at a point on the southerly side of North Bayview Road distant 175.36 feet
westerly from the westerly end ora curve having a radius of 25 feet and an ~uc length of 36.29
feel; which curve connects the southerly side of North Bayview Road with the westerly side of
North Bayview Road;
RUNNING THENCE South 27 degrees 53 minutes 20 seconds West, 222.60 feet;
RUNNING THENCE South 63 degrees 07 minutes 20 seconds West, 145.00 feet;
THENCE North 46 degrees 40 minutes 40 seconds West, 68.83 feet;
THENCE North 27 degrees 53 minutes 20 seconds East, 322.72 feet to thc southerly side of
North Bayview Road;
THENCE South 62 degrees 06 minutes 40 seconds East along the southerly side of North
Bnyview Road, 150 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to thc party of the first part by
deed dated 7/27/2005, and recorded 8/31/2005, in the Office of the Suftblk County Clerk in Liher
12406. Page $85.
TOGETHER with all right, title and interest, if any, of the party of the first pat~ in and to any
streets and roads abutting the above dcscrihed premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or succes~rs and assigns ofthe party of thc second part forever.
AND the party of the first part covenants that thc party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, excep! as
aforesaid.
AND the patty of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party ofthe first patl will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of thc cost of the improvemcnt
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it rend "parties" whencwer the sense ofthis indenture so
requires.
