THIS INDENTURE, made thc 29~h day of March, Two Thousand Seven
BETWEEN
RONALD W. WICKEY and ELEANOR H. WICKEY, husband and wife, residing at 2305
Glenn Road, Southold, New York 11971,
party of thc first part, and
RICHARD PERRY and KIMBERLY PERRY, husband and wife, residing at 830 Clearview
Road, Southold, New York 11971,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollurs and other valuable
consideration paid by the party of thc second pan, does hereby grant and release unto the party of
the second part, thc hcirs or successors and assigns of thc party of thc second pan forever,
ALL that cermin plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, Suffolk County, New York, 'known and
designated ns Lot No. 29 on a certain map entitled, "Map of West Creek Estates, Property of
Ernest E. and Harold W. Wilsberg, situate at Southold, Suffolk County. New York," made by
Otto W. Van Tuyl from surveys completed JEDunty 28, 1963 and filed in the Suffolk County
Clerk's Office on August 19, 1963 as Map No. 3848 and being more fully described as follows:
BEGINNING at a point on the northerly side of Glenn Road distant 345 feet easterly from the
~:asterly side of Grissom Lane, said point also being where the division line between Lot 29 and
30 intersect with the northerly side of said Glenn Rond;
RUNNING THENCE from .said point of begiuning, North I degree 50 minutes East, along said
division line for a distance of 200 feet;
RUNNING THENCE North 74 degrees 00 minutes Ea~ a distance of 71.83 feet along lands
now or formerly of Stadler to a monument at the southerly line of LOt 8, Map of Sleepy Hollow,
Map Number 6351;
RUNNING THENCE along said last mentioned map, South 71 dei~'ees 42 minutes 20 seconds
East, a distance of 43.07 feet to the division line between Lots 28 and 29;
RUNNING THENCE South I degree 50 minutes West along last mentioned division line a
distance of 201.46 feet to the northerly side of Glenn Road;
RUNNING THENCE South 87 degrees 30 minutes WesL along thc northerly side of Glenn Road
a distance of 110 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to tho party of the first pan by
deed dated 11/15/1999, and recorded 11/2271999, in the Office of thc SufFolk County Clerk in
Liber 12002, Page 559.
TOGETHER with all tight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and fights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party ol'the second part forever.
AND the party ofthe first pan covenants that thc party o1' the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the pn,'ty of the first part will receive the consideration for this conveyance and will bold the right
to receive such consideration ns a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of thc same for any other purpose.
The word "party" shall be construed ns ifil read "parties" whenever the sense ofthis indenture so
requires.
