COOK QUALIFIED PERSONAL RESIDENCE TRUST#2, AS TENANTS IN COMMON,
both having an address of Clay Point Road, Fishers Island, New York, patty of thc second pa~.
WITNESSETH, that thc party of thc first part, in consideration often dollars and other valuable
consideration paid by the party ofthe second part, does hereby quitclaim, grant end release unto
the party ofthe second part, the heirs or successors and assigns ofthe party of the second part
forever,
ALL that certain plot, piece or parcel of land, with thc buildings and improvements thereon
erected, situate, lying and bein~ at Fishers Island in the Town of Southold, County of Suffolk
and State of New York described on ~chadule A annexed hereto.
Being end intending to be the same premises conveyed to Grantor by deed dated April 19, 1999,
recorded on October 27, 1999 as 11997PC220.
TOGETHER with ail right, title and interest, if any, of thc party of the first pm't, in and to any
streets and roads abutting the above-dcseribed premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate which the said decedent had at the time of fha
decedent's death in said premises; TO HAVE AND TO HOLD thc premises hercin grentcd unto
the patty of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND thc party of the first part, in compliance with Section 13 ortho Lien Law, covenants that
the party first pa~ will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for thc purpose of paying the cost of
the improvement and will apply the same firs~ ~ the payment of the cost ofthe improvement
before using any pan ofthe total of tho same for any other purpose.
The word "party" shall be construed as if it read "parties" whcncvcr the sense of this indcoture
so requires.
IN WITNESS WHEREOF, the party of the fir~ pm has duly executed this deed the day and
year first above written.
Being the same premises as conveyed to Anne C.B. Book by deed of Annc C. B. Cook,
Stephen A. Cook, and William C. Blind, as executors under the Last will and Testament of Peter
T. Cook a/k/a Peter Tmwbridgc Cook dated April 19, 1999 and ~x'corded as ] 1997 PC 220.
Together with Ibc benefi~ and the burdens oran easement referred to in that certain deed
from H .~old L. Williamson, Jr. to Peter T. Cook, Jr. dated December 12, 1988 and recorded in
Libor 10801 at Page 336.
Said premises are conveyed subject to the following:
I. Grunt of Easements to Fishers Island Telephone Corp. in Liber 2135, cp 433,
which may affect the premises conveyed by this deed.
2. Grant of Easements to Fishers Island Electric Corp. in Liber 2135, cp 449, which
may affect the premises conveyed by this deed.

Schedule A
All that lot parcel of land in the Town o£Southold, Suffolk Count)', Slate of New York,
being a part of that portion of Fishem Island, formerly belonging Io Fishers Island Corporation
(which portion is sometimes called the "Park") lying Easterly ora certain line described in deeds
made by Fishers Island Corporation as follows:
BEGINNING at the Southeasterly comer of land owned by the United Stales, known as
the Fort H. (3. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean and;
RUNNING THENCE Northerly following the East boundary ofthec said land of thc
United States to the Southerly line of East End Road (sometimes called Oriental Avenue) and
which point is the Northeasterly comer of land ofthe United States;
THENCE crossing the East End Road and following the same course as thc last to the
shore of West harbor or Fishers Island Sound; said 1o1 or parcel of land being bounded and
described as follows:
BEGINNING at u stone monument set on the Southerly side of thc road forty feet wide,
said monument being 1428.18 feet Easl of a point which is 5598.65 feet North ofanother
monument marking the U.S. Coast and Oeodetic Survey Triangulation Station "NIN" (which
said "NIN" mbnument is located near the western end ora ridge overlooking the South Shore of
Fishers Island and on the highest point between Chocomount and Mount Prospect and lies South
45 degrees 17 minutes 26 seconds East of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE Eastwardly along the Southerly side of said road (following the arc
ora cu~e to the right whose radius is 527.40 feet and the direction of whose radius nt that point
is South 8 degrees 27 minutes East) a distance of 319.64 feet to n point;
THENCE Southeastwardly st'ill along the Southerly side of said road (and following the
arc ora curve to the right whose radius is 718.31 feet and the direction ofwhose radius at that
point is South 26 delp~es 16 minutes 30 seconds West, a distance of 8.01 feet to another
monument;
THENCE South 24 degrees 44 minutes 30 seconds West 275.36 feet to another
monumenl;
THENCE North 71 degrees 40 minutes 20 seconds West 171.71 feet to another
monumem; and
THENCE North 9 degrees 07 minutes 20 seconds West 251.62 feet to thc place of
BEGINNING.
