In the year Two Thousand Two
Between
Adelaide M. O'Connell, residing at 1700 Fairway Ddve, Cutchogue, NY, party of the
first part, and
Chris O'Connell, residing at 6426 Brentfield Drive, Dallas, TX, and Mary Gaynor
Lavonaa. residing at 111 Green Leaf Drive, Newtonville, NY, as Trustees of the ADELAIDE
M. O'CONNELL FAMILY TRUST, dated September 28, 2002, parties of the second part,
Witnesseth that the party of the first part, in consideration of TEN AND 001100
Dollars ($10.00) lawful money of the United States, and other good and valuable
consideration paid by the parties of the second part,'do hereby remisa, release and quitclaim
unto the parties of the second part, heirs, successors and assigns forever all right, title and
interest in and to premises described in Schedule A:
SCHEDULE 'A" ATrACHED HERETO
BEING the same premises conveyed to said party of the first part and Francis J.
O'Connell by deed dated October 9, 1985 and recorded on October 22, 1985 in the
SuffolkCounty Clerk's Office in Book 9899 of Deeds at Page 59.
Francis J. O'Connell died a resident of Suffolk County on March 10, 2002, leaving
Adelaide M. O'Connell surviving tenant by.lhe entirety.. .. · . . .
THE party of the first part hereby excepts and reserve, s unto herself :the right to the
exclusive use and o~cupancy of the premises during her lifetime, with the party of the first
part to pay for all maintenance and repairs, water and sewer charges, Insurance charges,
and taxes relating to said premises. It is the intention of the party of the first part to msarve
an unrestricted life estate herein.
THIS conveyance is mede subject to all enforceable conditions, covenants,
easements and restrictions of record, if any.
TOGETHER with all the right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines
thereof,
TOGETHER with the appurtenances and all the estate and right of the party of the first
part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the parties of the second
part, heirs, successors and assigns forever.
AND, the party of the first part, in compliance with Section 13 of the Lien Law, will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied for the purpose of paying the cost of any
improvement and will apply the same first to the payment of the cost of the Improvement
before using any part of the total of the same for any other purposes.
The word 'party' shall be construed as if it read 'parties" whenever the sense of this
Indenture so requires.

ALL that certain plot, piece or parcel of land, w'.~h the buildings and improvements thereon
emoted, situate, lying and being in the Town of Southold, County of Suffolk, State of New
York, known as and by Lot g on 'Map of Fairway Farms", filed in the Suffolk County Clerk's
Office on February 15, 1974 as Map No. 6068.

same in her capacity, and that by her signature on the instrument, the individual, or the
person upon behalf of which the individual acted, executed the instrument.
