THIS INDENTURE, made the 24th day of March , nineteen hundred andseventy—eight BETWEEN DOROTHEA FROGGE, also known as Dorothea Gail Andrews, residing at 20 Powells Lane, Westbury, New York I a 12 IT party of the first part,and ELLEN N. STEVENS, residing at 629 Second Street, Greenport, New York party of the second part, WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the at Greenport, Town of }Southold, County of Suffolk and State of Flew York, bounded and `8'escribed -as follows: BEGINNING at a point on the westerly side of Second Street, distant 151.32 feet southerly from the corner formed by the intersection of the southerly side of Webb Street with the District westerly side of Second Street, said point being also the inter— section of landnow or formerly of Worthen; running thence 1001 along the westerly side of Second Street South 6 degrees 47 Section minutes 00 secoOds Bast 50.15 feet to land now or formerly of Richardson; thence along said land South 83 degrees 19 2 minutes 40 seconds West 151.13 feet to land now or formerly of McMann; thence along said land and land now or formerly of Block LeBad, North 6 degrees 48 minutes 10 seconds West 50. 15 feet to land now or formerly of Worthen; and thence along said 5 land North 83 degrees 19 minutes 40 seconds East 151.16 feet Lot to the westerly side of Second Street at the point or place of BEGINNING. 17 BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated the 12th of September, Q \ 1974 from John E. Frogge and Dorothea Frogge, his wife, and recorded in the Office of the Clerk of the County of Suffolk on the 16th of September, 1974 in Liber 7714 of Conveyances at Page 321. c« i�. +a.c TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. " AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
