Snead south 83 degrees 07 minutes 00 seconds west 135.66 feet to the
easterly side of First Street; thence along the easterly side of First
Street north 6 degrees 48 minutes 40 seconds west 79.80 feet to the
point or place of -beginning.
Also described for identification only as a portion of Lots 90 and 91
-on a certain Map of Greenport Village filed in the Suffolk County
Clerk's Office on August 10, 1838, as Map No. 9.
Said premises being known and designated as 528 First Street, Green-
port, New York.
Subject to existing tenancies.
Being the same premises conveyed to the party of the first part herein
by deed recorded in Liber 7361 cp.48.
Subject to. a purchase money mortgage in the amount of $48,000.00
which mortgage was executed and delivered by the party of the second
part to the party of the first part as security for a portion of the
purchase price and which said mortgage is intended to be recorded
simultaneously herewith.

the above described premises to the center lines thereof; Together with the appurtenances and all the estate and

And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.

will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
tobe applied fi7 rthe purpose ofpaying the cost ofthe improvement and will apply the same firsttothe payment
of the
cost oft e I provement before using any part of the total of the same for any other purpose.
