This Indenture, made the P day of August nineteen hundred and eighty-one
Between MARJORIE NEZIN, residing at 487 Guy Lombardo Avenue,
Freeport, New York 11520,
party of the first part, and MARILYN C. LEIBMAN, residing at 68 West 3rd Street,
Freeport, New York 11520,

' Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
DIST. being in the Village of Greenport, Town of Southold, County of Suffolk
1001 and State of New York, bounded and described as follows;
SECT. BEGINNING at a point on the westerly line of Third Street, where the

the westerly line of Third Street a distance of 49 feet to a point;

for purposes of ingress and egress over the southerly 6 feet of the
lands immediately adjacent on the north.
Subject to a right-of way over the northerly 4 feet of said premises
between Third Street and the westerly line of the premises.
Being the same premises known as 523 Third Street, Greenport,
New York 11944.
Being the same premises conveyed to the party of the first part by
deed recorded in Liber 8362 cp. 2254
Subject to a purchase money mortgage in the amount of $77,000.00. which
mortgage was executed and delivered by the partyof the second part to
the party of the first part as security for a portion of theppurchase
price and which said mortgage is' intended to be recorded simultaneousl
herewith.
Subject to existing tenancies.

Together with all right,title and interest,if any,of the pariy--of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;Together with the appurtenances and all the estate and .
rights of thepartyof the first part in and to said premises;To HaveAndTo Hold the premises herein granted untothe -
party of the second part,the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbgred in anyway whatever,except as aforesaid..
And the party of the first-part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part _
Will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost-of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as If it read"parties"whenever the sense of this indenture so requires.
