THIS INDENTURE,made the f day of December nineteen hundred and ninety-two

Tenants-In-Common
party of the first part,and

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the building and improvements thereon erected,
situate,lying and being in the Hamlet of Mattituck, Southold Town, Suffolk County, State of New
York, bounded and described as follows:
BEGINNING at a monument located on the westerly side of Bungalow Lane (Park Avenue)
distant 629.10 feet southeasterly from the intersection of the westerly side of Bungalow Lane
with the southerly side of Park Avenue, as shown on a survey made by Louis W. Treuman, Jr.,
dated 10/20/92;
RUNNING THENCE in a southeasterly direction along the westerly side of Bungalow Lane
South 55 degrees 42 minutes 00 seconds East, 143.31 feet to a point;
THENCE in a generally southerly direction South 11 degrees 27 minutes 00 seconds East 179.40
feet to Peconic Bay;
THENCE in a southwesterly direction along the irregular water line of Peconic Bay South 78
degrees 12 minutes 23 seconds West/108.83 feet to a point;
THENCE in a generally northerly direction North 11 degrees 27 minutes 00 seconds West
325.00 feet to a monument abovementioned on the westerly side of Bungalow Lane the point or

BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by
deeds from Mary McConnachie (a) dated 12/30/87 and recorded in the Suffolk County Clerk's

Office on 12/31/87 at Liber 10506 pg 105 and (b) dated 2/14/88 and recorded in the Suffolk
County Clerk's Office on 3/14/88 at Liber 10561 pg 596.

roads abutting the above described premises to the center lines thereof; TOGETHER with the
Dist. appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or

Sec.
123.00 AND the party of the first part covenants that the paty of the first part has not done or suffered anything
