w WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, the Town of Southold, County of
Suffolk and State of New York, known and designated as Lot 54 and the
westerly one-half (1/2) of Lot 55 as shown on a certain map entitled,
"Map of Washington Heights" and filed in the Office of the Clerk of
Suffolk County on December 29, ,1927 as Map No. 651, said lot and part
of lot being more particularly-,bounded and described as follows:
BEGINNING at a monument on the south side of Washington Avenue distant
807. 16 feet westerly from the corner formed by the intersection of the
westerly side of Main Street with the southerly side of Washington
Avenue;
running thence South 02° 23 ' 10" East 150. 00 feet to a monument and
lands of the Village of Greenport;
thence South 87° 36 ' 50" West along said lands 75 , 0 feet to a monument
and lands now or formerly of Conrad Stulsky;
thence North 02° 23' 10" West along said lands now or formerly of
Stulsky 150. 0 feet to a monument and the southerly side of Washington

the first part and Howard Roane, now deceased, by deed from Jerome
Lipman dated October 22, 1953 and recorded in the Suffolk County
D SIG'A TAXATIONMAP Clerk' s Office on October 27, 1953 in Liber 3601 at page 421.
Dist. 1001 TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads fibutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Ser. 002. 00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
1IOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

whereby the said pranises have been encumbered in any way whatever, except as aforesaid.
AND the party of thefirst part, in compliance with Section 13 of the Lien Law, covenants that the party OF
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
O the same first to the payment of the cost of the improvement before using any part of the total of the Baine for
any other purpose.
