THIS INDENTURE, made the 707+ day of June nineteen hundred and eighty three
BETWEEN
FRANCIS W. WILDER and BARBARA WILDER, his wife, both residing

party of the first part, and
HOWLAND H. SARGEANT and DOROTHY P. SARGEANT, his wife both
residing at 110 Riverside Drive, New York, N. Y. 10024

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, known and designated on a certain map entitled, "Plan
of Lots on Fifth and Sixth Streets and Peconic Bay, Greenport, Suffolk County
New York, belonging to Gerard S. Johnson, C. H. Bateman, Engineer and Surveys
May 19th, 1905" and filed in the Office of the Clerk of the County of Suffolk as
and by the Lot Number 9, which said lot is bounded and described with
reference to said map as follows:
BEGINNING at an iron pipe on the easterly line of Sixth Street at the inter-
section of the northerly line of Johnson Court (Place) as laid down on said map
and;
RUNNING THENCE North 7 degrees 181 40" East by and with the easterly line
of Sixth Street 70 feet -to ai► iron pipe adjoining Lot No. 8 as laid down on said
map;
THENCE South 820 411 20" East by and with the southerly line of Lot No. 8 as
laid down on said map 166.23 feet to Lot No. 17 as laid down on said map;
THENCE South 7. 181 20" West by the westerly side of Lot No. 19 and partly
by Lots 16 and 15 as laid down on said map 107.25 feet to the northerly line
of said Johnson Court;
THENCE in a northwesterly direction along the arc of a curve bearing to
the left having a radius of 77.52 feet a distance of 79.42 feet;
THENCE North 82° 411 20" West still along the northrly line of Johnson
Court 100 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Francis W.
Wilder and Barbara Wilder, his wife by Francis W. Wilder by deed dated
December 10, 1977 and recorded on January 30, 1978 in the Office of the
Clerk of the County of Suffolk in Liber 8382 pg. 139.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parte of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the imprnvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same fnr
any other purpose.
The word "party" shall be construed as if it read "parties" whenr%cr the sense of this indentpre so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
