WITNESSETH, that the parry of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the parry of the second part, does hereby grant and release unto the parry of the second part, the heirs or
successors and assigns of the parry of the second part forever,
ALL that certain plot, pica or parcel of land, with the buildings and improvements thereon erected, situate
lying and being in the Incorporated Village of Greenport, Town of Southol$, and
County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the easterly side of Sixth Street, dista
measured southerly along the easterly side of Sixth Street 50.07 feet
from the intersection of the easterly side of Sixth Street with the
southerly side of Flint Street;
RUNNING THENCE South 82 degrees 47 minutes 30 seconds East alor
the southerly line of land now or formerly of Chattaway 116.116 feet
to the westerly line of land now or formerly of Lyburt;
RUNNING THENCE South 7 degrees 18 minutes 20 seconds West alone
said land 50.11 feet to the northerly line of land now or formerly of
Winnett;
RUNNING THENCE North 82 degrees 46 minutes 20 seconds West alor
said land 116.14 feet to the easterly side of Sixth Street;
RUNNING THENCE North 7 degrees 18 minutes 40'seconds East alone
the easterly side of Sixth Street 50.08 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the part
of the first part by Deed dated March 28, 1980 and recorded in the
Suffolk County Clerks Office in Liber 8803 page 492.
The Grantor therein is the same person as the Grantee in Deed
recorded in Liber 8803 page 492.
TOGETHER with all right, tide and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the parry of the second part, the heirs or successors and assigns of the parry of the
second part forever.
AND the parry of the first part covenants that the parry of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first parr, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
