LARKIN and IDUELLA LARKIN, his wife, both residing at 157 Central Avenue, Greenport, New York party of the first part, and ROBERT S. HUGHES and MARION H. HUGHES, his wife, both residing at (No I) Central Avenue, Greenport, New York �04TOCT SECTION BLOCK LOT LL Lj party of the second part, I.I.iifiifJ� J® W at WITNESSETH, that the party of the first Ain consideration of An Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the southerly side of Central Avenue distant 276.23 feet easterly from the intersection of the easterly side of Carpenter Street and the southerly side of Central Avenue, as measured along the southerly side of Central Avenue, which said point marks the northeast corner of land of Georges; RUNNING THENCE along the southerly side of Central Avenue, North 75 degrees 44 minutes 20 seconds East 48.00 feet to land of William E. and Frances Allen; THENCE along said land, South 13 degrees 12 minutes 30 seconds East 124.16 feet; THENCE South 73 degrees 46 minutds 20 seconds West 50.21 feet to land of Latham; THENCE along land of Georges, North 12 degrees 13 minutes 40 seconds West 125.98 feet to the southerly side of Central Avenue, at the poir or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Thomas V. Garland dated July 29, 1960 and recorded in the Suffolk County Clerk's Office on August 9, 1960 in Liber 4855 page 170. TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the Improvement before using any part of the total of the same for any other purpose.
