WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testamer.;, and in consideration of One Dollar ($1.00) and other good and

paid by the partyof the second part, does hereby grant and
retrase unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improremenls thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Second Street distant 100.00 feet
southerly as measured along the easterly side of Second Street from the corner formed
by the intersection of the easterly side of Second Street and the Southerly side of
Webb Street; running thence North 83 degrees 06 minutes 00 seconds East along land
of Greenport Renewal Housing Assoc., Inc. 150.01 feet to land of Norton; thence
along said last mentioned land the following two courses and distances: (1) South
6 degrees 48 minutes 30 seconds Fast, 50.0 feet; (2) South 83 degrees 06 minutes
00 seconds West, 150.03 feet to the easterly side of Second Street; thence North
6 degrees 47 minutes 00 seconds West along the easterly side of Second Street, 50.00
feet to the point or place of BEGINNING.

roads abutting the above described premises to the critter liars thereof; TO(;FTH1:R with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's drath in said premises, and also
thee.tate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and -assigns of the party of the second part forever.
AND the party of the first Dart eorenants that the party of the first fart has not done or suffered anything
whereby the said premises have been incuu,beled in any Tay whatever, exc-pt as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first I -art will rercive the con.idcrrtion for this cun%t)ance and will hold the right to receive such consid-
eration as a trust fund to be applied fir.t for the purf.,se of [crying the cost of the improvement and will apply
the same first to the payment of the cost of the impru%einent before using any fart of the total of the sane for
