WITNESSETH, that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
r successors and assigns of the party of the second part forever,
LL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York shown
and designated as Lot 94 on a certain map entitled, "A Map of Greenport Village"
and filed in the Suffolk County Clerk's Office on 8/10/38 as Map A9, said lot
being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of First Street,distant 156.19 feet
northerly as measured along the easterly side of First Street from the corner
formed by the intersection of the easterly side of First Street with the northerly
side of Center Street; running thence North 6 degrees 48 minutes 40 seconds West,
along the easterly side of First Street, 50.10 feet to land now or formerly of
Van Ettes; thence North 82 degrees 48 minutes 20 seconds East, along the last
mentioned land, 135.82 feet to land now or formerly of Lipman Estate; thence
South 6 degrees 55 minutes 40 seconds East, along the last mentioned land and
along land now or formerly of Bauer, 50.85 feet to land now or formerly of
Monsell; thence South 83 degrees 07 minutes 20 seconds West, along the last
mentioned land, 135.92 feet to the easterly side of First Street at the point
or place of BEGINNING.
Said premises being known as and by street number 518 First Street, Greenport,
New York and being the same premises conveyed to the party of the first part
by deed recorded in Liber 8254 at page 175.

'\ TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
