WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain pLx,-per -or parcel land, with the buildings and improvements thereon erected, situate,
certain
and being in the Village of Greenport, Town of Southold and state of
New York, bounded and described as follows:
Beginning at a point on the northerly line of a fifteen foot right
of way south 87 degrees 44 minutes 50 seconds east 145.0 feet along
said northerly line from the easterly line of Fourth Street, said point
of beginning being the southeasterly corner of land of Michel; from
said point of beginning running along said land of Michel, north 4
degrees 30 minutes 10 seconds east 65.0 feet to lana of Long Island
Railroad Company; thence along said land of Long Island Railroad
'Company, north 84 degrees 16 minutes 40 seconds east 109.20 feet; thence
along land conveyed or about to be conveyed by Wilson and Witte to
Albert Wilson and Edna R. Wilson, south 2 degrees 39 minutes 40 seconds
east 90.65 feet to said northerly line of said 15 foot right of way;
thence along said northerly line north 82 degrees 48 minutes 40 seconds
west 118.90 feet to the point of beginning.
Together with a right of way over said 15 foot right of way from
the southeasterly corner of the premises westerly about 264 feet to
Fourth Street.
Together with a right of way.over said 15 foot right of way from
the southeasterly corner of the premises easterly about 175 feet to
Greenport Harbor, said right of way -being 50 feet in width for a
distance of 65 feet westerly from said Greenport Harbor.
Said premises being known as 424 Fourth Street, Greenport, New York
Subject to a purchase money mortgage in the sum of $75,000 with
interest at the rate of 10h percent per annum to be paid on

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suf{erect anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Iaw, covenants that the party of
the first part well receive the consideration for this conveyance and will hold the right to receive suconsid-
eration as a trust fund to be applied first for the purpose o[ paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement be{ore using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
